Federal Fair Housing Act
The Federal Fair Housing Act (42 U.S.C. §§ 3601–3619) prohibits discrimination in the sale, rental, financing, or terms and conditions of housing based on the following federally protected classes:
- Race
- Color
- National Origin
- Religion
- Sex
- Familial Status (including families with children under 18, pregnant women, and those with custody of minor children)
- Disability (physical and mental disabilities, including requiring a reasonable accommodation or modification)
Prohibited conduct under the Federal Fair Housing Act includes, but is not limited to:
- Refusing to sell, rent, or negotiate housing based on a protected class
- Making housing unavailable or setting different terms and conditions based on a protected class
- Providing different or inferior services or facilities
- Steering clients toward or away from certain neighborhoods based on protected class
- Discriminatory advertising or representations
- Denying or delaying a reasonable accommodation or modification for a person with a disability
- Retaliating against a person for asserting their fair housing rights
Washington State Law Against Discrimination
Washington State's Law Against Discrimination (RCW 49.60) provides broader protections than federal law. In addition to the seven federal protected classes, Washington law prohibits housing discrimination based on:
- Sexual Orientation
- Gender Identity or Expression
- Veteran or Military Status
- Use of Section 8 or Other Housing Vouchers — Under RCW 59.18.255 and RCW 49.60.222, it is unlawful to refuse to rent to, or otherwise discriminate against, a person because they use a Housing Choice (Section 8) voucher or other government housing assistance.
- Marital Status
- Honorably Discharged Veteran or Military Status
- Participation in the Address Confidentiality Program (for survivors of domestic violence, sexual assault, or stalking)
- Citizenship or Immigration Status (in certain contexts)
- Ancestry
- Creed
- Sensory, Mental, or Physical Disability
What This Means in Practice
Vancouver Property Group does not and will not:
- Discriminate in client selection, representation, or service based on any protected class under federal or Washington State law
- Engage in steering — directing clients toward or away from neighborhoods, properties, or communities based on the demographic composition of those areas
- Use discriminatory language in marketing, advertising, or client communications
- Refuse to show properties based on the buyer's or renter's protected class
- Provide different quality of service to any client based on protected characteristics
- Discourage or penalize a client for asserting their fair housing rights

How to File a Fair Housing Complaint
If you believe you have been a victim of housing discrimination, you have the right to file a complaint. Complaints may be filed with:
U.S. Department of Housing and Urban Development (HUD)

- You have one year from the date of the alleged discriminatory act to file a complaint with HUD.
Washington State Human Rights Commission (WSHRC)

- You have six months from the alleged discriminatory act to file with the WSHRC under state law.
Private Legal Action
